The Options are Endless...

Option One:

One 30,000 square foot executive home, with an additional 18,000 square foot enclosed parking area (on close to 12 acres of land).

Option Two:

Nine 10,000 square foot executive homes, each with additional 4,000 square feet of enclosed parking space. Slope density calculations were done by Khatri International and these show up to 9 homes could be built on this site.
  • Each option suggests setting aside an area of public park space for the local community, as well as a 1,500-foot private walking path and a private park space for the resident(s) of the property.

Both suggested land use options come with plans to build a 1,500 foot tunnel into the hillside. According to Khatri International, Inc., it would be the first tunnel of its kind in a residential development in all of North America.

Twenty-three (23) years of civil engineering experience involving land development, subdivision, commercial, residential, multi-family, industrial, and educational facilities. Design, construction, and overall management of major infrastructure improvements comprising sewer, water, storm drain, flood control, and grading design.

Dr. Khatri has been working with Insurance Carriers over the past ten years involving various areas of casework:

  1. Forensic Structural Engineering: Evaluation of property distress including fire, soil settlement, earthquake, wind, water, explosions, and other environmental factors.
  2. Structural Design/Engineering Reconstruction: Preparation of design plans to restore/rebuild the structure to its original pre-loss condition. Evaluation and value engineering to construct the structure efficiently.
  3. Construction Cost Estimating and Project Management: Evaluation of the repair costs associated with the project, and methods to streamline the delivery time of the finished product.
  4. Geotechnical and Soils Issues: This includes soil subsidence, drainage, groundwater, and flood damage evaluation for cause and effect.
  5. Earthquake/Seismic Evaluation of Existing Buildings and PML Reports: Evaluation of existing structures for seismic deficiencies and Probable Maximum Loss Reports.
